Securing land with a clear legal title and development potential is the first and most critical milestone. This involves land identification and feasibility study; title due diligence; land acquisition, registration and mutation; land conversion and industrial land-use permissions; revenue department clearances (including land ceiling orders under state revenue codes); Rehabilitation & Resettlement (R&R) obligations; and local body approvals such as building and drawing approvals from District Panchayats or development authorities. For Steel, Cement, and Petrochemical projects, land needs extend well beyond the plant itself – covering raw material storage, captive power, water reservoirs, railway sidings, and townships.
