Steel, Cement, Petrochemicals, and Telecom represent distinct industries, but they share one common truth: the success or failure of a Greenfield Project is often decided long before construction begins. The ability to acquire land, secure approvals, manage stakeholders, and comply with statutory requirements determines whether a project achieves its commissioning targets or faces costly delays. 1. Land Acquisition: The Foundation

Securing land with a clear legal title and development potential is the first and most critical milestone. This involves land identification and feasibility study; title due diligence; land acquisition, registration and mutation; land conversion and industrial land-use permissions; revenue department clearances (including land ceiling orders under state revenue codes); Rehabilitation & Resettlement (R&R) obligations; and local body approvals such as building and drawing approvals from District Panchayats or development authorities.
